Here it is December 23rd, two days before Christmas and the condos are packed (272 units and 3 pools on site), the grandkids are visiting, it’s cold out and what do you know? One of our pool heaters goes down!
I text Holly and thank goodness she immediately responds. We texted and emailed back and forth from December 23rd through Friday after Christmas. I think I even asked her if she was still Christmas shopping?
So basically between Christmas Eve and the Friday after Christmas, she managed to get a technician out to our property and he repaired the pool heater. We super appreciated her because as you know, our phones and emails were exploding with complaints from residents who most likely did not want to entertain their guests in the unit; rather send them all to the pools!!!
Then to top it off, not even 2 months later another pool heater decided to kick the bucket; it was way overdue. Between Holly and her team, we had a new Symbiont Pool Heater ordered and installed in less than 72 hours!
Did I mention there were probably more people at the condos in February than in December………?

In the summer of 2013 Hillsboro Cove replaced our propane pool heating system with a new Symbiont Service Corporation Geothermal pool heating system. Our system has just completed its first season of operation.
I am very pleased to say that it has EXCEEDED our expectations. Prior to our new Geothermal system we were spending nearly $30,000 per year to heat our 44,000 gallon pool to 85 degrees. We struggled every season with frequent equipment problems and unhappy residents insisting that we find a better system for heating our pool.
Our new Symbiont Geothermal system has made it possible to heat our pool to 86 degrees even on the coldest days with carefree operation and no equipment problems. Our residents and staff are amazed at the lack of water temperature fluctuation in both winter and summer.
Even though we raised the temperature of our pool, we are still on target for a complete payback of the installation costs from our operation savings in less than two years.

Sandy, I was really impressed by your installation crew this past 2 weeks for our Geothermal System. I was with them watching the full time. Today, the electrical inspection was done and passed and 99% of the piping is done. Now we are at the mercy of FPL to get us power. Me being a retired controls engineer with 30+ years of experience in electrical, controls, and piping, I have experienced thousands of tradesmen from all over the world. It was an extreme pleasure working with your employees. I guess what I’m saying is experienced tradesmen, with their traits, are a commodity very hard to find and keep. Symbiont must be doing something right to keep them in your employ, keep it up!! I can’t remember the names of 2 employees that ran the underground boring machine, they were great also. It was a pleasure meeting you and seeing Holly again. You asked if I could give Symbiont a recommendation. I can.
First I commend Matt, our initial contact person. Matt explained the GeoThermal system, how it works, estimated savings, how it would be installed. He answered all of our questions.
Next we had the well drilling. The equipment was more than up for the task, drilling down 160 feet. The workers were knowledgeable, polite and efficient. There was no mess left behind when they were done.
Then we had to run the plumbing from the wells in front of the building to the new heaters in the back of the building, over 1,400 feet of pipe. Again, a quality job. Once the plumbing was hooked up to the heaters we were set to go.
We had two benefits from installing the Symbiont system. One was the immediate savings of using GeoThermal heating versus gas. We will save approximately $60,000 a year. The heaters will pay for themselves in a year and 3 months. That is a great return on investment. The other benefit is that this past winter my residents did not come in to the office to complain about the pool temperature!
Not only did I have the Symbiont GeoThermal system installed at the building I manage, but I also had it installed at the two pools where I live!

Sharply rising gas prices four years ago prompted a search committee by our Board of Directors for cheaper alternative means of heating our 60,000 gallon pool. Keeping the pool gas budget within reason yet trying to satisfy the needs of older residents for near 90°F water temperature was a lose/lose proposition. The solution to our dilemma was proposed by SYMBIONT. We accepted the Geo-Thermal Heat Exchange proposal and I can honestly say that it has been more than just a win/win situation. In dollars and cents the change from propane to the geo-thermal heaters has been nothing short of remarkable. Our last winter season heating the pool to 82°F with propane cost in excess of $38,000; not to mention the human toll of listening to unhappy residents who could not enjoy 82°F water temperatures. The winter season following the summer of our geo-thermal installation we raised our pool temperature to 88°F and still saved approximately $23,000. compared to the previous year. For a property manager, even more exciting was the answer to the never ending request to make the pool water warmer. Suddenly, it was no longer the “artful dance” answer but rather: “what temperature would you like it”?! Our pool is 88°F and without any further requests to make the water warmer.
Make the change! Symbiont is the answer. I found the company to be forthright, stand up and do the right thing. There have been some problems along the way but they have been easily solved without any major expense to the Association. Regular maintenance has helped of course, as it always does.

Soon after meeting with Terry Cicchella of Symbiont in June 2012, he gave a proposal for geothermal heating for our pool here at South Beach III in Clearwater. This received unanimous Board approval and the system was quickly installed by the end of 2012.
Since then, I have been delighted to see the unprecedented enjoyment of the pool by residents and visitors. Even in the most adverse weather conditions, the temperature has been maintained at 84F and above, dipping only slightly for very brief periods.
Our Board always strives to provide the highest possible standard of living for our residents while keeping expenses to a minimum. With the installation of the Symbiont geothermal system, we have now succeeded in having the pool heated at considerable savings to our condominium association. We anticipate that the project will have paid for itself within 5 years.

My story starts out in what would seem to be negative comments about the pool equipment but I assure you of a happy ending. This is a true story. When I started as the property manager at SBIV over five years ago the pool equipment was a constant conversation. The maintenance person [on the job for 25 years] was not a big fan of Symbiont. We had one breakdown after another and daily complaints that the pool temperature was always cold especially in the off season.
I nearly recommended purchasing new equipment that would achieve the 86 degree water temp that the residents requested. One day I discussed the equipment situation with a very experienced pool equipment man in the area. He could have sold me new equipment almost on the spot; instead he took one look at the existing equipment, after getting the pool specs, and immediately replied that we did not have enough equipment to meet the requirements to achieve the goals requested.
I immediately pulled the old records of the purchase of the equipment and read the suggested purchase necessary to satisfy the requirements requested. It turned out that SBIV was one unit short of the required and recommended purchase of the original equipment. The answer was now simple that the existing equipment could never achieve the results requested! The board at that time was attempting to save money by cutting back on the equipment purchase.
The additional unit was purchased and installed from Symbiont and now the story ends happy. Not only are the requested resident goals achieved but we received an unexpected bonus from the purchase. The equipment runs very efficient and gives us enough heat nearly year round at outside temps above 45 degrees. The real good news is immediately after installing the new unit the association electric bills have been reduced for over one year now by $1000.00 each month. We have already paid for the upgrade in power usage savings and we have not had any unusual repairs. The equipment is running very well and has exceeded expectations.
We are now a believer of the system, the residents are happy; the pool continues to stay warm, the electric bill is less and we would recommend that others consider purchasing the system. Go green go Symbiont!

In 2002 our Board of Directors (BOD) was faxed with a decision regarding heating our swimming pool. Our existing heater was fed by a propane gas line that was deteriorating and soon would be disconnected and we also had a solar roof mounted heater assisting the gas heater. Despite having two heating sources (our annual gas cost was $5,000.00) we struggled to maintain a water temperature above 80°F which resulted in continuous complaints from our residents. Our choices were: 1) Install a propane gas tank and purchase delivered propane; 2) Install Heat Pumps; 3) Investigate alternative heaters such as Geo-Thermal.
We contacted Symbiont Service Corp for a proposal on a Geo-Thermal heater. The Symbiont representatives visited our property and met with our BOD to explain their product and advise us as to the estimated annual cost to run their heater (which was $1,200.00) and that these heaters would maintain a preset water temperature within 4°F around the clock. We were also told that we should disconnect our solar heater which gave additional savings by disconnecting the ¾ HP pump that ran 24/7 on that system. Even though the Symbiont system cost more than twice our other options we chose to purchase their system. We set the pool temperature at 86°F and it is held at 84° to 88°F around the clock. In five (5) years we paid for the initial cost of the Symbiont system by eliminating our gas expense. We no longer receive complaints from our residents about the pool water temperature. The Geo-Thermal heating system from Symbiont Service has been one of our best investments at Beach View and the service we receive from your service team, when needed, has been excellent.

Update 7/12/2012: Until 2010, Shores I & II at Gulf Harbour’s 40,000 gallon swimming pool and 1,000 gallon spa was heated with LP gas. Our annual expense for LP gas increased each year; as well as less than satisfactory reliability with the heaters. In November of 2009, the board decided to research the only two alternates available to us to heat the pool and spa – heat pumps and geo-thermal. Because of noise levels and the reliability problems with heat pumps the board decided to focus on geo-thermal technology. We interviewed several companies and ask for proposals. After narrowing the selection to two companies we did site visits of pools with geo-thermal installations.
The decision to award the contract to Symbiont was easy. The bid was competitive, the references where extremely positive, and the installation time was favorable (ten working days). Our business case provided us a 36 month pay back – estimating LP gas at $2.00 a gallon (this year it is $2.25). We are now into the 27 month of the business case and are on track to meet the 36 month pay back. Our business case also supports a $474,000 expense savings over the first 20 years.
Original 4/30/2010: Our geo installation was completed this week. I would like to pass on to you how happy our Association is about the quality of the installation. Your installers were very professional and we couldn’t have asked for a better experience. No mess, no landscaping damage and the system works great. The City of Gainesville installed geo-thermal units on our largest municipal swimming pool so that we could operate on a year-round basis. Ever since I came onboard as the General Manager of The 2100 Condominium in March of 2008, the Board of Directors had been seriously contemplating the installation of a geo-thermal heating system to replace the natural gas source to heat our 80,800 gallon pool and 7,000 gallon spa. With many thanks to Terry Cicchella from Symbiont Service, we finalized the geo-thermal installation in the summer of 2011 and are very pleased with not only the financial savings but the dependability and predictability of the correct temperature in the pool and spa during the colder months of the year. Last year, when the cost of a barrel of oil was above $150 and our fuel gas bills were averaging four and sometimes $5,000 per month, we decided since we were already a somewhat “green” community that we needed to research alternate sources to heat our pool and spa. As President, I created an Ad Hoc Geo Thermal Committee and our three person team contacted Symbiont for research, methods of installation, and costs to install and maintain. We held meetings in our clubhouse, which were attended by our residents, and your people were more than willing to attend and answer any and all questions they had about your product. It was rather stressful for some of our seniors because they were concerned about the what ifs, but your company was more than willing to address those concerns in a very professional manner.
I believe we signed a contract with your company in August and the installation began. Since the drilling of wells is integral to your product, you referred to our association a well driller, which did a tremendous job. They were very professional, neat, didn’t damage any of our grounds or shrubs, and checked with management on a daily basis. We had a concrete slab poured where your units would sit, ran piping, and away we went.
The results have been terrific to say the least. From a financial standpoint, this has been the best thing we have ever done here in Vizcaya. Our costs this year to date, as compared to our costs from last year, have reduced two or three thousand dollars per MONTH. Our objective is to pay back the three year loan we secured to purchase your system in two years from the savings. Once that is paid back we feel we’ll be able to save the association $20,000 per year from now on based on past fuel costs. The units are attractive, they are extremely quiet, and as President, I have heard of NO complaints from any of our residents regarding your product and its performance.

I would like to tell you how pleased that the residents of the “Villas of Sabal Trace” are with the new pool heater “Symbiont Water Source Heat Pump.” Since we had it installed in December of 2006, the water temperature has maintained its set temperature of 85 degrees during our winter months. Also, the system maintains the 85 degrees during the summer time. Before this system was installed, we were having problems with keeping the pool temperature warm enough for our residents to swim during the winter months. It has been very reliable.

I have written several articles about geothermal systems, and I think is very important to share information on the savings on our innovative projects. We have had the geothermal heaters for both of our pools in VillageWalk (VW) in operation now for almost two years and I believe this is the time to provide the results to others interested in using geothermal systems. Most HOA’s are not aware of the significant savings that VW has realized by converting to geothermal, saving us money and making us “greener.” We all need to explore various cost-saving and eco-friendly measures. I think geothermal use is only the tip of the iceberg in saving not only money for us all, but in making us better stewards of our little piece of the earth.
Based on available data, the cost of propane to heat our pools in 2007 was $65,399 and in 2008 (for 6 months) was $53,451 for a total of $118,850, for a period of 18 months. Since installation of geothermal, the cost for pool heating/cooling has been $35,649 for a comparable period, for a savings of $83,201, a whopping 70% savings from the time of installation through the end of 2009. Coupled with the $22K electricity refund due to the HOA from an over-charge, our savings are even better. Based on the purchase price of the system of $108,283 in mid-2008, the system had only a few months of savings in 2010 to pay for itself. In the first five months of 2010 the cost of geothermal was $10,685, for a total savings since installation of $125,967 (based on projected propane cost for that period using 2007-2008 rates), making the payback of the system less than two years, and it will continue to save us money for a long time. In addition, the pool is being heated and maintained at three degrees warmer than it was with the propane, and we are also cooling the pool in the summertime to the same constant temperature. It should be noted that we saved the expense of drilling wells for our geothermal system installation, as we used our available lake water.
To expand our efforts for “going greener” and to realize additional cost savings, in summer 2009 we installed a geothermal system in our Town Center Café, replacing the equipment that inadequately cooled the area. At the same time, we installed the infrastructure for future geothermal use in the other elements of our Town Center complex (offices, meeting rooms, small shops), so they can be added incrementally in the future as existing equipment fails.
